Competition Still Exists -- It’s Just More Targeted
The biggest shift from the last cycle is that competition isn’t everywhere anymore.
It’s concentrated. Instead of every home receiving multiple offers, competition now clusters around specific price points and property types.
The $400K - $650K Pressure Zone
Across most of Southwest Washington, this range is still the most competitive segment in the market.
Why? Because it captures:
First-time buyers
Relocation buyers from Portland and Seattle
Move-up buyers who are rate-sensitive
There simply isn’t enough inventory in this range that’s fully updated and move-in ready.
What Sells Quickly (Even Now)
The fastest-moving properties tend to share a few traits:
3 - 4 bedroom suburban homes
Updated interiors (buyers want turnkey)
Good school district access
Newer construction in developing areas
Small acreage properties under ~10 acres
When a home checks multiple boxes, it still moves quickly -- often within days if priced correctly.
Where the Market Is Softer
Not everything is competitive anymore.
We’re seeing longer timelines in:
Luxury properties above ~$900K
Homes that need significant renovation
Rural properties without utilities or infrastructure
Over-improved homes in the wrong price bracket
These require more patience and more strategic pricing.
The Real Shift
This is what I tell clients directly:
The market didn’t slow down -- it became more precise. If you hit the right segment with the right pricing, demand is still there. If you miss it, the market will simply wait.
Success in today’s market comes down to alignment -- price, condition, and location all have to match the buyer pool that actually exists.
